A strong developer-contractor relationship

In 1998, Douglas Allred Company was looking for a quality contractor in the Phoenix area to team up with on some upcoming projects. They interviewed many contractors before teaming up with hardison/downey construction to build their first facility together: the Allred Cotton Center. From that project forward, hardison/downey has built all of the Allred projects in the Phoenix area. The Allred Company originally selected hardison/downey as their Phoenix-area contractor because of the honest, straight-forward personalities of Bob Hardison and Pat Downey. “They were both very knowledgeable in construction and had the expertise and experience we were looking for, but the key for us was their direct approach to building relationships and communicating with others,” says David Allred, Executive Vice President of the Allred Company.

Preselecting a general contractor, as the Allred Company has done with hardison/downey, allows attention to be paid to each project from the design stage forward. It sets aside time to value engineer and to work through any foreseen issues prior to completion of design drawings.“hardison/downey is very active in the design phase of a project. They will thoroughly go through the plans and offer suggestions or solutions to any issues that may arise. They do not panic, but create options,” says Allred.

Both hardison/downey and Douglas Allred Company operate on an open book contract format. This benefits both developer/contractor and client, as it allows for complete disclosure on costs, time for trouble shooting any possible issues that may arise (such as schedule or budget issues), and a general feeling of comfort on the client side that comes with knowing they are not being taken advantage of.

To date, hardison/downey has built more than 250,000 s.f. of tenant improvement space and more than 725,000 s.f. of shell construction for the Douglas Allred Company. In addition, there are a number of additional projects in the works for the upcoming year.
